Building Permits
Building permits are required but not limited to the following:
- Accessory structure and sheds
- Ham radio towers
- Satellite dishes
- Fences
- Room additions
- Decks
- Any structural changes
- Retaining walls
- Swimming pools (both in-ground and above ground)
- Garages
- Mechanical permits (water heaters, heating and air conditioners)
- Land disturbance permits
- Occupancy permits
When applying for a permit, you must submit four (4) copies of drawings and four (4) copies of your plot plan along with the permit fee to the Building Commissioner for review and on-site inspection. Upon his review, the Building Commissioner will present the request to the Board of Aldermen for approval. Since the Board only meets once a month, (The second Monday of the month) plans must be submitted two (2) weeks prior to the meeting. Once the permit is issued, it is valid for a six-month period. If the project is not completed within the six-month period, an extension must be obtained from the Building Commissioner.
Upon approval by the City of Lakeshire, the homeowner (or contractor) must submit the plans to St. Louis County to apply for Electrical or Plumbing permits in required. The city of Lakeshire will complete all necessary structural and mechanical inspections.
